We are ASHI certified

The American Society of Home Inspectors®, founded in 1976, is the oldest and most respected international professional organization of independent home inspectors in North America.

ASHI's Standards of Practice and Strict code of Ethics are benchmarks of professional performance in the field. ASHI standards for certification are more stringent than other home inspection organizations. Membership of ASHI requires passing the National Home Inspector's Examination; completing the ASHI Standards of Practice and Code of Ethics education module; undergoing an inspection report verification process, and conducting 250 paid home inspections. To remain active in the organization, all members must complete a minimum of 20 hours of continuing education each year.

We Are ICC Certified Code Inspectors

Under Georgia law, any structure built in the state must comply with building codes. ICC certification is necessary for conducting a viable inspection of a newly built home.

Code proficiency is also a great bonus for a resale home inspection and is evidence of inspectors overall construction expertise. Your inspector has ICC® Residential Combination Inspector certification and is proficient in all four primary aspects of a residential building: Structure, Electrical, Plumbing, and Mechanical.

BPI nationally recognized credentialing program identifies individual excellence in house-as-a-system evaluation.

Unlike ASHI and ICC, who concentrate on individual components of a building, BPI trained professionals are concentrating on a whole-house approach. A BPI- trained inspector will ensure that various systems in the house are operating in unison and at peak efficiency.

The equipment used for your inspection includes, but is not limited to:

Thermal imaging uses infrared technology to detect very small differences in surface temperature. Every material has a unique thermal signature and when moisture, heat, or cold air, are introduced into the structure the thermal signature changes. Interpreting thermal signatures of building materials helps uncover water leaks and other issues that would normally go unnoticed by the naked eye.

House Expert inspectors use infrared cameras to check areas not accessible for visual evaluation. When there is moisture intrusion or missing insulation it shows as cold spots. When wiring or breakers are overheating they show up as hot spots. When our inspectors scan they look for anomalies in patterns. Within these anomalies there are usually problems.

Fluke Thermal Imaging Equipment is used on all inspections at no additional charge.

Our FLUKE TIR infrared camera highlights, analyzes and detects moisture, missing or defective insulation, structural shortcomings, HVAC problem areas, sources of heating/cooling loss, plumbing blockages, roof leaks, electrical issues and more!

Solution-Oriented Prioritized Inspection Reports

In our thorough report, we will record all of our findings for you, help you understand the implications of our findings, and direct you as necessary to a corrective resolution. We are firm believers that the primary purpose of a report is to reflect the condition rather than components of the house. Our report will contain little generic information and concentrate on issues revealed during your inspection. All reports are computer generated and include still digital pictures and infrared images, making it very easy to understand.

Each item on the report summary typically consists of three parts:

  1. A description of concern
  2. A sentence or paragraph describing how serious the condition is, and the potential ramifications.
  3. A remedy recommendation. We are familiar with a wide variety of situations therefore our recommendations are usually for specific action to be taken. In rare instances we recommend further evaluation by an appropriate professional. Our recommendations always address problems in such a way that you and your real estate agent will know how to proceed.
